Do I need to register my souvenir plot of land?

No. The Land Registration (Scotland) Act 1979 Section 4 (1)(b) specifically removes the requirement to register the land, because this is a souvenir plot.

Unlike in England, Scotland has removed the need to register your purchase in order to be the owner of the land, thus permitting the transfer of title to take place under Contract Law. By removing the need to register the transfer, small plots of land can be sold without the expenses which would otherwise make this uneconomical.

What can I do with the plot of land?
As the owner, you can come and visit; walk on the souvenir plot. If you are a member of the Nevis Club, why not try a little fishing in the fresh water lochs a stones throw away from the site. In any event, you will be able to enjoy bird watching, adoring the local wildlife such as deer, country pursuits and plenty of tranquility.

How large is a souvenir plot?
Each plot is one square foot (12"x12")



How will I know which
souvenir plot I own?

In order to transfer the plot to you under Contract Law, we need define its location precisely. We do this by providing you the exact GPS location, using the UK Ordnance Survey reference system.

Can I really call myself Lord/Laird or Lady?
Though translated as Lord and signifying the same, Laird is not a title of nobility. The 'title' of Laird is a 'corporeal hereditament' (an inheritable property that has an explicit tie to the physical land), i.e. the title can not be held in gross , and cannot be bought and sold without selling the physical land.

The title does not entitle the owner to sit in the House of Lords and is the Scottish equivalent to an English Squire in that it is not a noble title, more a courtesy title meaning landowner with no other rights assigned to it.

Can I purchase a souvenir plot for someone else?
Yes. All we need to know is the name of the receiver when placing your order . If you would like a message enclosed to the new Laird/Lady, and the pack shipped directly to them, this is all part of the service. As is customising the deeds with a special date i.e. a birthday or anniversary; just let us know at the time of ordering.

How will my Personal Message be added?
Your gift message is written on a slip of parchment included in the pack.

Is there anything else to pay?
No. There are no land taxes in Scotland and absolutely no other costs associated with buying or owning this land. We maintain public liability insurance over the entire estate which will continue in force after your purchase. You will have no further expense to pay after the initial purchase price.

Are there any restrictions on the fishing?
You can fish whenever you like - within the law. It is up to you to follow the laws of Scotland with regards to the seasons for the different fish you are fishing for. Members of the Nevis estate acquire the right to fish for salmon and trout. If you intend to fish for salmon or trout, you must comply with the Salmon and Freshwater Fisheries (Consolidation) (Scotland) Act 2003 and any other relevant law applying to fishing in Scotland.

Can I purchase several plots next to each other?
Yes. All the plots you order at the same time will be next to each other. Any plots ordered later will be part of a different block. If you think that you will require more plots later, that need to be part of your block, but do not yet know the name (for example unborn children) simply order as many as you need in total and ask us to hold delivery of the unknown plots until you can advise us of the details. We keep records of all plots sold and can issue your certificates at any time you choose.

I want the pack for a special date. Will you send it now?
Yes, we will mail your pack without delay, whatever date you ask to be used on the documentation.

What does the gift wrap look like?
The gift arrives in an A4 gift folder containing the receivers Master Title Deed and a Deed of Title which comes on parchment paper.

Can I leave this land to anyone?
Your land and title can be left to anybody through your will upon your death or even sold to someone else if you wish to sell the land, after all, it is yours. There are two covenants on the land. One prevents shooting and the second prevents the Estate from being subdivided.
